Danny Hertzberg Lists His Own High-Tech Pad and Julian Cohen Lists a Sky Residence

MIAMI (April 4, 2014)— What will a fully automated smart condo with stellar views and some of the coolest high-tech amenities available today run you in South Florida? At least $3 million, if two new listings by Coldwell Banker Residential Real Estate are any indication. Julian Cohen listed 2711 South Ocean Drive # 4002 in Hollywood for $5.99 million and Danny Hertzberg listed 100 South Pointe Drive # 3001 in Miami for $3.15 million, which are both loaded with high-tech amenities.

Danny Hertzberg, sales associate in the Miami Beach office and member of the No. 1 sales team in America, The Jills®, has listed his own residence— a fully renovated condominium located at 100 South Pointe Drive # 3001 in the Continuum South Tower for $3.15 million.  He is a founding member of “The New Wave of Real Estate” a group of young tech-savvy real estate agents® who use technology and social media to market properties to affluent clientele. Hertzberg was named to Forbes magazine’s “30 Under 30: Real Estate” list, in 2011 after he closed a total of 39 transactions totaling over $43 million in sales volume for the year.

The 1,438-square-foot, two-bedroom and two-bathroom sky loft has a panoramic view of the ocean and city of Miami with an expansive balcony that runs the entire length of the unit. High tech features of the home include a fully interactive smart home Control-4 automation system, which can control everything from the blinds, lighting and music to the air conditioning from a smart phone. Another unique technological feature is the mirrored TV in the master bathroom, a flat- screen television recessed behind the mirror with a special coating that allows the TV to be viewed clearly when powered on and disappear when it is turned off.  In addition, there is a built-in projector in the living room with an automated movie theatre-style screen. Design elements of the residence include bleached oak floors, Waterworks fixtures in the bathrooms, custom teak and Corian vanity, and walk-in, spa-like shower heads. The guest bathroom displays a Japanese-style soaking tub and sink made of reclaimed wood and poured concrete.

“Home automation is the future of luxury. Miami is one of the most competitive markets in the world particularly in the ultra-luxury segment, so developers and savvy sellers are utilizing technology to deliver a truly unique experience for buyers,” said Danny Hertzberg. “The integration of technology into a home allows for a fully customized living experience with the highest level of convenience. I am confident that in the near future automation will be less of a stand out feature and more of an expected basic element of luxury properties.”

The Continuum provides other technological amenities including WiFi and a touch pad for residents to request their car from valet, notify maintenance of an issue or communicate with the concierge. Security gates can be accessed with an ID card that also works as a debit card for the beach club restaurant. Currently, the South Tower is in the process of installing digital elevator systems that would eliminate the use of button and which will be replaced by a touch panel.

Julian Cohen heads up the Julian Cohen Group with Coldwell Banker Residential Real Estate’s Miami Beach Lincoln Road office. His most recent notable sales were three units in the Icon South Beach totaling $7.9 million. One of the three residences, Unit #2902, sold for $1,595 per square foot, the highest priced sale per square foot in the Icon, with the exception of the penthouse. Cohen represented the seller on all of these transactions.

This high-tech property is located on the 40thfloor of the Trump Hollywood building. Unit #4002 is a Sky Residence, modeled and designed by interior designer, Stephen G, and has east, west and southern exposure with unobstructed views of Hollywood Beach and Fort Lauderdale.  The condominium is a 5,086-square-foot, lower penthouse with 14-foot ceilings, five-bedrooms, six-full bathrooms, one-half bathroom, a den and an office.  Advanced technological features of the home include a Crestron Smart Home System, which can be programmed to operate the automated sun shades, custom lighting, climate control system and sound.  The most notable feature is the 85” 3-D Bang and Olufson plasma television (valued at $85,000) with Bang and Olufson entertainment center and sound system. The residence is fully furnished, with the exception of the signed Andy Warhol paintings and other prized artwork.

This luxury residence also comes with five parking spots, a valet and 24-hour concierge services. High-tech features of the Trump Hollywood building include Smart Building technology through Apple’s iTouch, which links residents to the building amenities, while the high-speed elevators for the private floors are Key FOB operated. Luxury amenities of the building include a cigar room, wine tasting room, full service spa, state-of-the-art fitness center, oceanfront pool deck, beach cabanas and 240’ feet of beachfront on the Atlantic Ocean.

“Today, every luxury home has an alarm, sound system and some kind of automation but the level of sophistication of the equipment can vary greatly. The better the brand, the bigger the price tag,” said Julian Cohen. “This residence is a showcase of the best quality available in today's marketplace. This condominium features $500,000 in electronics because the owner wanted to take it to the high-end extreme. ”
