PERFECT BUY FOR DOWNSIZING CITY WORKER AT BRENLEY PARK IN MITCHAM

When Nirupa Gardner, 49, found that her old five-bedroom house in Streatham Common had become too large and time consuming to suit her lifestyle, she decided to downsize. Unsure of what type of home she wanted, Nirupa trawled the local area looking at old and new properties before finding a home to buy that fitted the bill perfectly:  a spacious, brand new three-bedroom apartment at Brenley Park in Mitcham.

At Brenley Park, Willmott Dixon is building one, two and three-bedroom apartments, the majority with a balcony or terrace, set in four acres of parkland. Driving past, Nirupa was attracted by the green setting and, although the showhome hadn’t yet opened, she quickly registered her interest. Shortly afterwards she became one of the first people to visit and then to reserve a penthouse apartment, priced at £250,000.

Nirupa, who works as a computer consultant in the City, says: “The prices at Brenley Park are very reasonable for a development that is so close to London. I was hesitant about buying off plan, but the sales team was very reassuring and gave me regular updates on the build progress. Now that I’ve moved in I’m so glad that I made the decision and I’m thrilled with my apartment.”

Arranged over two floors, Nirupa’s apartment has a spacious open plan kitchen/ dining/living area on the top floor that opens on to a large wraparound terrace. Like all the apartments at Brenley Park, it has an excellent specification and Willmott Dixon’s trademark high ceilings and large windows create an airy light-filled home.

Homes at Brenley Park have been designed for energy efficiency and meet the Code for Sustainable Homes Level 4. Nirupa says: “Energy conservation is very important to me and I was impressed by the communal heating system and A rated white goods, which are environmentally friendly and will help to keep energy bills down.” In addition, the homes have roof mounted photovoltaic panels for electricity generation and a green outdoor gym is planned for the park.

Nirupa enjoys using her bike and appreciates the cycle stores provided at Brenley Park. There is plenty of green space nearby for enjoying walks and bike rides, in particular the 460 acres of woods and grasslands at Mitcham Common.

As she commutes to her work in the City, Nirupa finds that a great benefit of living at Brenley Park is its proximity to Mitcham Eastfields station. It is less than a ten minute walk to the station, which has regular direct services to London Bridge in less than half an hour or to London Victoria in around 20 minutes.
In her leisure time, Nirupa enjoys visiting friends and family in the area and dropping into Wimbledon for shopping, eating and socialising. If she doesn’t want to drive, the Tramlink at nearby Mitcham Junction reaches Wimbledon in about 10 minutes.

There are excellent amenities close to the development and Nirupa regularly uses the Virgin Active gym just five minutes away. “This is a great area to live in and there’s everything I need close by,” says Nirupa.

Currently available for sale at Brenley Park are one and two bedroom apartments with a choice of different layouts. Prices start from £159,995 and include carpets, flooring and kitchen appliances. A new phase of homes will be completed, and ready to move into, at the end of August.

Brenley Park is a £26 million development led by Brenley Park LLP, a joint venture between Willmott Dixon and Notting Hill Housing, in partnership with the Homes and Communities Agency. In addition to the apartments for private sale, homes for Shared Ownership and social rent are available through Notting Hill Housing.
