BAXI MEETS THE CODE 4 CHALLENGE IN BIRMINGHAM

A high efficiency Baxi heating solution has helped Lovell Midland Partnerships (LMP) achieve Code Level 4 on its newMorville Streeteco-homes scheme for Birmingham Municipal Housing Trust (BMHT).
Morville Streetis a 28 house development in Ladywood, near Birmingham City Centre. Developer LMP, working with project partners BMHT, the Homes and Communities Agency and Capita Symonds has constructed a mix of 2, 3 and 4 bedroom homes on this council owned site which had been vacant for over ten years. These new properties have been built to Code Level 4 and provide comfortably proportioned, well designed homes at affordable prices.
LMP specified Baxi Duo-tecCombiGAboilers with Multifit GasSaver flue gas heat recovery technology to help meet the Code Level 4 for the development and ensure efficient, low energy heating and hot water for each property.

The Baxi Duo-tec Combi GA range of boilers features innovative ‘THINK’ combustion management technology to optimise reliability, efficiency and cost savings as well as being able to deliver an uplift in SAP. Gas Adaptive Control constantly monitors gas and oxygen levels and adapts itself for optimum combustion efficiency. Available in a broad range of outputs, the Baxi Duo-tec Combi GA offers a wide modulation range of 1:7. This ensures the boiler can match output with heat demand, saving on fuel, reducing carbon dioxide emissions.
Sitting above this Baxi Duo-tec boiler is a Multifit GasSaver flue gas heat recovery unit. This device intelligently recovers heat from the boiler’s flue gases, which would otherwise be wasted to the outside. The captured heat is then used to pre-heat water coming into the boiler from the cold mains supply. The GasSaver is thus capable of reducing the energy usage for hot water demand by up to 37% and water consumption by up to 7% compared to a combination boiler not using a GasSaver. Listed under SAP Appendix Q, the GasSaver delivers a further benefit to specifiers seeking to meet Code Level 4.
Other typical eco-features of theMorville Streetproperties include cavity, loft and under-floor insulation, on-site recycling of water, renewable timbers and high performance double glazed windows and doors. TheMorville Streetscheme was completed in November 2011 and all homes are now fully let.
