Kier Building Maintenance provides Hammersmith and Fulham Homes with an innovative on the spot service to improve health & safety

Kier Building Maintenance is helping Hammersmith and Fulham Homes keep its residents safe. A new ‘on the spot’ scheme is being piloted which will provide a more rapid response to any maintenance issues which may arise and, through improving health & safety in the area, it also hopes to reduce the number of accidents.

Kier Building Maintenance has employed a dedicated team to work alongside estate caretakers, tenants and the tenants’ association at three sites: Emlyn Gardens, Becklow Gardens and Verulam House. The change comes as Kier Building Maintenance looks at ways to improve its service of the communal areas on the estates by providing a locally based team ready to respond more quickly and efficiently.

Health & safety concerns such as tripping hazards from pavement uplift or broken timber posts can now be dealt with as soon as they arise. If successful, the scheme will be rolled out to other estates.

Kier Building Maintenance assistant contract manager, Andrew West, said: “I believe the scheme has had a major impact regarding communal repairs as residents can physically see our operatives working on site and improving their estates. It’s also proving a great way to improve our communication with the residents, who are proactively reporting potentially dangerous hazards which are dealt with straightaway by the team. Details of work done are put on the local notice boards so residents can check that things they have reported have been dealt with.”

Kier Building Maintenance has been in successful partnership with arms length management organisation (ALMO) Hammersmith and Fulham Homes since October 2007 and is responsible for the repairs and maintenance to some 7,500 homes. The five-year contract was established to deliver and improved the repair and maintenance service to Hammersmith and Fulham Homes’ tenants and leaseholders in this West London borough. The 30 staff and operatives are co-located with the client in their housing offices in the north of the borough so there is a real local presence in the area.
