Atrium Ljungberg renting out close to 5,000 m[2] in the new Söderhallarna
Atrium Ljungberg has reached an agreement with Ramboll who are moving their Swedish head office to the new Söderhallarna. The contract covers 4,900 m2. The post-modern building in the centre of Medborgarplatsen is undergoing major renovation and Ramboll is expected to move in at the end of 2026.
Since the spring of 2024, a major overhaul of Söderhallarna has been under way. Its ground floor will continue to house a food market and restaurants, but with a new approach. The upper floors will be home to newly renovated workspaces and the building will also have extensions with roof terraces.
Ramboll, a global engineering, architectural and consultancy company with more than 18,000 employees (1,900 in Sweden) will be among the first to occupy the office spaces. The Swedish head office will be the workspace and base of the company's 600 or so employees in Stockholm.
“We are really looking forward to moving our Swedish headquarters to the new Söderhallarna at Medborgarplatsen. For us, it is important to be in an inspiring environment to foster creative interactions with our customers and with each other. The new Söderhallarna, with its distinctive postmodern architecture and its location in the heart of Söder, is therefore a perfect fit for us. The move to Söderhallarna is an important investment in Ramboll's continued development, and I am sure that we will thrive there,” says Anette Seger, CEO of Ramboll Sweden.
Söderhallarna was inaugurated in 1992 and is possibly the most apparent example of post-modernism in Stockholm. It is a protected building and is considered to have particularly important cultural and historical values. Bo Kjessel designed Söderhallarna, which consists of two parts, the Saluhallshuset and Björkhallshuset. The architect's interest in Asian construction is present in many of the details of the building, characterised by a clever variety of shapes and colours.
“We are excited to welcome Ramboll to Söderhallarna. We look forward to the day that the building is full of life, from visitors to the new food market and many restaurants, to everyone who will work from here. Söderhallarna will be a real gem in Stockholm,” says Annica Ånäs, CEO of Atrium Ljungberg.
The rental agreement with Ramboll is a green lease contract. Sustainability is one of the driving factors permeating the entire project, in everything from the choice of energy solutions and technical installations to the selection of materials, all evaluated from a sustainability perspective. The landlord and tenant share the ambition of setting high sustainability targets in the project.
Söderhallarna has a total letting area of just over 26,000 m2 with an annual rental value of approximately SEK 140 million excluding surcharges. Once the premises have been let, the property’s economic letting rate will be nearly 30%. The building is scheduled to be completed in its entirety in 2027.
