Go-ahead given for the Stockholm University of the Arts to Slakthusområdet
Just over a year ago, Atrium Ljungberg signed a rental agreement with Stockholm University of the Arts) in Slakthusområdet, conditional on the development agreement and detailed development plan. Recently, the detailed development plan came into force and Atrium Ljungberg signed a development agreement with the City of Stockholm. Thus, the university’s intended move to Slakthusområdet has become a reality. Construction is planned to start in the spring of 2026.
The Stockholm University of the Arts conducts unique teaching and research in the areas of circus, dance, opera, theatre, film and media. Currently, the university operates in five different locations. Bringing everything under one roof will play a critical role in creating an attractive teaching and research environment in which the various disciples can inspire one another and develop.
The start of construction is planned for the spring of 2026. Once the building is complete, it will house the school's 500 students and 250 employees and doctoral students. The building will consist of about 200 rooms, including two large theatres, two cinemas, film studios, and a circus hall with a ceiling height of 13 meters.
“We would like to welcome Stockholmers to experience our innovative artistic expressions and meet our students and researchers,” says Ellen Røed, Vice-Chancellor of the Stockholm University of the Arts. “Stockholm University of the Arts will be an active actor in society, using the tools of the arts to reflect, challenge and help shape society, not only in the Slakthusområdet area, but throughout Stockholm and the world.”
The university is also focused on conducting collaborative projects with various stakeholders and players in society. Every year, the university organises up to 400 public events such as performances, workshops and seminars.
“This is yet another milestone, not only for the Stockholm University of the Arts, but for the entire Slakthusområdet area. This district is undergoing a transformation, one in which all forms of cultural experiences are an important part. Stockholm University of the Arts will definitely bring about another dimension to the Slakthusområdet area, not least considering the public events they arrange each year,” says Annica Ånäs, Atrium Ljungberg’s CEO.
The 20-year rental agreement covers around 20,000 m2 NRA. In addition, almost 6,000 m2 NRA in external office premises will be created at the top of the building, and there will be a restaurant covering approximately 300 m2 NRA on the ground floor. The new block has a total letting area of over 27,000 m2 and an annual rental value of about 134 million SEK, excluding surcharges, and that includes the estimated indexation leading up to the move-in date. Once the premises have been let, the property’s economic letting rate will be almost 71%. The project is scheduled to be completed in its entirety in 2030 and the investment is estimated at just over two billion SEK.
