Hemfosa acquires property in Mariestad, Sweden, at a value of MSEK 274

Hemfosa has acquired a property containing schools, healthcare and judicial institutions in Mariestad at an underlying property value of MSEK 274. The acquisition will increase Hemfosa’s presence in Mariestad and strengthen its position as a landlord for community service operations in the municipality.

Hemfosa has acquired a property in central Mariestad that includes 25 buildings, a total lettable area of 26,700 sqm, and 30 hectares of land with green open spaces and two development rights. The property currently houses several schools, healthcare premises and a correctional facility, and the main tenants are the Swedish Prison and Probation Service, Mariestad Municipality and Friskolan Mariestad. The average remaining lease is 4.5 years and the annual rental income is approximately MSEK 20. The property currently has a leasing rate of 81 percent. Ownership of the property was transferred in June 2019.

We see significant potential to fill the property’s vacant floor space and the development rights also offer project opportunities in the future.
