Hemnet’s Buyer Barometer December 2023: Fewer buyers believe in decreasing property prices
In Hemnet’s Buyer Barometer for December, the proportion of buyers who believe that property prices will fall declined. Of the buyers surveyed, 31 percent said they believe prices will fall in the next six months. This is 7 percentage points lower than in November, when 38 percent believed in falling prices.
The proportion of buyers who believe property prices will rise has increased with 4 percentage points. From 20 percent in November to 23 now in December. Overall, this means a net difference (the difference between those who believe in increasing and decreasing prices) of -8 percentage points in December. This is the highest level since July and can be compared to -19 percentage points in November. The increase was also the strongest from one month to the next since February.
Percentage of buyers expecting:
Increasing prices: 23.3 percent (19.6% in the previous month)
Decreasing prices: 31.4 percent (38.2% in the previous month)
Unchanged prices: 45.3 percent (42.2% in the previous month)
Erik Holmberg, Market Analyst at Hemnet, commented:
“After an autumn in which price expectations fell every month, it has now turned upwards again, and significantly so. We can assume that the development of interest rates in recent weeks is a large part of the explanations. We know from the past that interest rate expectations have a big impact on the property market, and it is probably the perception that we are now at the top, that has reduced the general belief in falling property prices. However, we should keep in mind that it is still fewer buyers who believe in increasing then decreasing property prices”.
Hemnet’s Buyers’ Barometer went out to 2,034 respondents between 1 and 4 December.
