Hemnet’s Buyer Barometer September 2023: Continuously lower price expectations
Buyers’ price expectations have now declined for the second month in a row. This is shown by the result of the Hemnet Buyers’ Barometer for September. Among the buyers surveyed 36 percent said they believe the property prices will decrease the upcoming six months. That is 2 percentage points higher than the corresponding result in August.
At the same time, there were 24 percent of the buyers who believed in rising prices the upcoming six months. This is at the same level as last month. Overall this means that the net figure, the difference between those who believe in rising and falling prices, is -12 percentage points. A decline of 2 percentage points since August.
Percentage of buyers expecting:
Increasing prices: 24.2 percent (24.8% in the previous month)
Decreasing prices: 36.4 percent (34.7% in the previous month)
Unchanged prices: 39.4 percent (40.5% in the previous month)
In the survey the respondents also answer the question of whether they plan to buy a property in the next six months. There has been a significant increase here since the summer. In September, this intention to buy was at 43 percent, 9 percentage points higher than the low in November last year. And the highest September score since 2020.
Erik Holmberg, Market Analyst at Hemnet, commented:
"The price expectations fell slightly in September, and so far activity on the market has not settled to normal level, even if prices are steadily recovering. The number of properties sold is still relatively low, even though the number of published properties for sale is now increasing. But we can now see a higher intention to buy than before, which suggests higher activity in the future. However, both buyers and the sellers then must have reasonable price expectations”.
Hemnet’s Buyers’ Barometer went out to 2,160 respondents between 1 and 4 September.
