Hemnet’s Buyers’ Barometer March 2023: Price expectations decline

Price expectations declined in March, breaking a three-month positive trend. In the Hemnets Price Survey, 18 percent responded that they expected prices to rise over the next six months, down from 22 percent the previous month.

 

The share of those who believe in falling prices remains at 43 percent. The net figure, i.e., the difference between those who believe in rising and falling pieces, has thus fallen by four percentage points from -21 in February to -25 in March.

 

Share who believe in:

Increasing prices: 18.2 percent (22.4% for the previous month)

Decreasing price: 43.1 percent (43.4% for the previous month)

Unchanged prices: 38.7 percent (34.2% for the previous month)

 

In Stockholm and Malmoe, the trend differs from the combined country data. In these cities, price expectations increased by 7 and 13 percentage points, respectively. The difference between those who believe in rising and falling prices in the March survey was -19 percentage points in Stockholm and -11 percentage points in Malmoe.

 

Erik Holmberg, Market Analyst at Hemnet comments:

"It is not surprising to see price expectations decline in light of last month's news on interest rates and inflation. When you take that into account, the change seems relatively small. At the same time, there are more than twice as many buyers who believe prices will fall than those who believe prices will rise.

 

The change in price expectations in both Malmoe and Stockholm is noteworthy. Stockholm is one of the regions with the strongest trend in housing prices at the beginning of the year.”
