Embargoed for Monday, August 1, 2016: Investment in Edinburgh office stock goes ahead with refurbishment of Randolph House
Planned investment to transform a tired 1960s office block in Edinburgh’s West End gets underway this week.
The refurbishment of Randolph House in Charlotte Lane will create more than 9,000 sq ft of contemporary, bright, open-plan office accommodation extending over three floors. Its redesign is aimed at a spectrum of occupiers from young design agencies and technology companies to well-established businesses looking for a city centre address.
With premium office accommodation remaining sparse in the capital’s city centre, Randolph House is expected to attract a high level of interest.
The ground level is being refurbished and marketed as a prominent restaurant space, to take advantage of area’s popularity with residents and tourists as well as its proximity to Edinburgh’s tram route.
Owned and managed as part of the Charlotte Square Collection, Randolph House also has the advantage of being part of an estate of office properties with a reputation for high quality specification, exceptional levels of service and distinct sense of community.
The office accommodation will be completed to a shell, with finishes, flooring and lighting to be designed to suit tenants’ bespoke requirements. Works are expected to be completed in January 2017.
Nick Ball of Corran Properties, which manages The Charlotte Square Collection, said:
“Randolph House is in a prime position, sitting amidst the eclectic mix of restaurants, bars and shops of Edinburgh’s vibrant West End and we are confident that its redesign of bright new office and restaurant space will attract a lot of interest.
“Randolph House is an integral part of the Charlotte Square Collection and there continues to be very positive interest in the whole estate. Our management approach is to work closely with occupiers, pre-let, to ensure the office space suits their specific requirements and we have an ongoing programme of refurbishment and upgrading across our estate to ensure the high standards we have set ourselves remain in place.”
The agents for the office accommodation at Randolph House are CBRE and CuthbertWhite. The restaurant is being marketed by Cushman &Wakefield. The architect on the project is ISA.
