ISG Takes £20 Million SWIP Bedfont Lakes Scheme
ISG has been awarded a further £20 million fit out project by Scottish Widows Investment Partnership (SWIP) at Bedfont Lakes Office Park in Middlesex, building on the contractor’s longstanding relationship with the asset management business and the success of its previous £6.5 million project at the site.
Set within an established 250-acre country park, Bedfont Lakes Office Park is home to high profile occupiers including IBM, Cisco, Lindt and Birds Eye. ISG is returning to the site after concluding the fit out of Building 1 for tenant BP last year and is now set to focus on Building 2 after the global oil and gas company agreed terms on additional office accommodation at the business park.
ISG will carry out a comprehensive programme to extend the three-storey building, strip out existing accommodation and deliver a high specification Cat A fit out for BP. ISG will increase floor space by 35 per cent to 135,000 sq ft and retrofit the building to achieve a BREEAM excellent environmental performance rating, replacing all mechanical and electrical services.
The project involves extensive structural works, which sees ISG enlarge the external envelope of the building to create a double height entrance lobby. The existing atrium will be converted to form new accommodation in the central core with two smaller atrium enclosures. ISG will also construct new stair cores in each corner of the building, one of which will serve the basement level, where the space will be remodelled to create new shower and changing facilities with a shell and core fit out to accommodate a gymnasium at a future date.
Externally, ISG will refurbish the existing building façade and upgrade the roof structure, deliver an attractive landscaping scheme and create new car parking, secure bicycle and bin store enclosures.
