ISG Takes £7.2 Million Home Group Scheme in Watford
ISG has been appointed by affordable housing provider Home Group to build a multi-million pound development of new homes and retail units in in the heart of Watford town centre.
The £7.2 million scheme will regenerate a strategic area on High Street by creating 56 new homes and modern commercial accommodation. ISG will demolish the existing buildings on the plot and construct a part six-storey timber frame structure at the rear of the site, with a three-storey elevation fronting High Street. Designed to blend sympathetically with the surrounding architecture, the High Street façade will exactly imitate the art deco style of the former building on site, with matching bricks, pitched slate roof and new steel windows.
The one and two bed flats will include homes for outright sale, shared ownership properties and affordable rental units. Designed to achieve a Code for Sustainable Homes Level 3 standard, the flats all benefit from high specification, thermally efficient building materials and the development incorporates roof mounted photo voltaic cells to generate emission free electricity.
Both green and brown roofs will also be installed to reduce surface run off, absorb CO2 and enhance biodiversity, with ISG set to deliver an attractive hard and soft landscaping scheme as part of the project. The development includes a number of amenity and roof level terraced areas for residents.
The project is being phased to enable early occupation of the circa 3,800 sq ft ground floor commercial accommodation, which ISG will hand over as a shell and core unit. The full residential development is scheduled for completion early 2016.
