ISG Takes £8.3 Million Luxury Bayswater Residential Scheme
ISG has secured a further project with specialist luxury residential developer Amazon Properties, taking an £8.3 million exclusive residential conversion scheme in the cosmopolitan Bayswater area of London. This latest win closely follows ISG’s £4.3 million luxury apartment project for the investment and developer group at the former Paramount Studios’ headquarters in Soho.
The scheme sees ISG deliver 12 high specification apartments within three existing five-storey townhouses in Craven Hill Gardens, as well as the construction of three new luxury mews properties to the rear of the building. With the internal structure of the townhouses already demolished, ISG will retain the two façades of the original building and install over 100 tonnes of structural steelwork to provide a solid foundation for the new apartments.
Adjoining properties on either side will be underpinned as part of this complex structural phase and the contractor will also extend the existing mansard roof and provide additional roof terraces to enlarge accommodation for the two luxury penthouses. The three four-storey mews properties will be traditionally constructed and designed to blend seamlessly with the existing built environment, featuring white stucco plaster and masonry façades with pitched tiled roofs.
Expected to achieve an Excellent EcoHomes standard, the sustainable properties feature high performance insulation materials, under floor heating served via an efficient combined heat and power (CHP) system, intelligent lighting systems and replacement double glazed sash windows. As part of the project, ISG will clean, repair and remodel the façade of the existing building to create a single communal entrance, as well as installing two new residents lifts and creating external car parking facilities. The project is scheduled for completion in November 2013.
