ISG Takes £8 Million London Office Scheme For Standard Life Investments
ISG has been appointed by Standard Life Investments to extend and refurbish an existing office building at 23 King Street, London SW1. ISG will reconfigure the property’s internal layout and maximise leasable space by constructing an additional floor at roof level, to create six storeys of high specification Cat A commercial office accommodation.
The 1980’s building in the St James’ Conservation Area of Mayfair will be comprehensively modernised as part of the scheme, with ISG installing new flooring, suspended ceilings and upgrading mechanical and electrical services to deliver BREEAM very good accommodation. At roof level, ISG will construct a single-storey steel frame extension with extensive glazing, creating an additional 44,255 sq ft (4,111 sq m) of contemporary open plan office space, which increases the building’s floor area by approximately 32 per cent.
The refurbishment of 23 King Street also includes a significant external element, which will see the building’s façade remodelled, with ISG replacing all the existing windows and installing new glazed units which cantilever out from the façade by some 700mm. The contractor will also undertake repairs to the building’s stone cladding.
A glazed reception area will be created at ground floor level and three new lifts will be installed to enhance accessibility. A new toilet core will also be created at the side of the building, with the entire project scheduled for completion by summer 2013.
