ISG has been awarded a £2.9 million project by Cadogan Estate to transform two existing properties in Chelsea into six, self-contained luxury apartments. The second contract that ISG has secured with the client, it follows the successful completion of the 3 Cadogan Gate refurbishment scheme last year.

Cadogan is chaired by the Earl of Cadogan, whose family assets make up the Estate. The property is located in the exclusive Cadogan Gardens near Sloane Square. The two buildings have already been stripped out prior to the start of work on site, including removal of all mechanical and electrical services, furnishing and fittings, internal decor and floor finishes.

The challenging project includes extensive remodelling and structural alterations to the existing buildings to deliver the six luxury apartments, each with independent access. ISG will rectify the misaligned floor levels within the six-storey properties by removing around 90 per cent of all the floors and reinstating these to accommodate the new layout.

The scheme also includes extensive demolition of the interior partitions and structural walls, with significant temporary structural supports required on site during the project. ISG will infill an existing lightwell to the rear of the properties to create a new staircase for tenant access, and the entire scheme is scheduled for completion towards the end of 2012.

Peter Kilby, managing director of ISG’s Living, Leisure and Hotels division, commented: “This project will comprehensively transform two heritage properties in one of the most sought after and exclusive areas of London, adding value and maximising yields from this prime real estate. In the current climate, enhancing existing property assets to achieve stand out in the marketplace is a smart strategy and ISG’s strong credentials working across prestigious residential schemes in the city will prove essential in the successful delivery of this complex project.”
