what do estate agents really mean

Estate agents are renowned for their use of language. A quick scan of any property site or portal throws up vocabulary that seems totally industry specific. Even that old chestnut 'well-presented' is only really used when talking about property. Words like 'sumptuous' 'expanse' and 'exclusive' are also regulars which don't really get much of an airing elsewhere.

When was the last time you said 'those really chips really benefited from the extensive use of tomato sauce?' And what about 'sought-after?' There's a combination of words that is only used when referring to property. Worse still I've seen it spelled 'sort-after' on more than one site. 

Why can't agents just use plainer vocabulary? Would they sell less houses if they said what they meant in words that people actually use? Would you want to look round a property if it wasn't 'boasting a charming eating and living space' and only 'had a kitchen?' instead? Are there any agents out there that use plain language?
