Magnolia Bostad acquires part of OrmingeCentrum

Magnolia Bostad acquires the Nacka Orminge 52:1 property (Hantverkshuset) from Carnifex AB.
The property comprises a part of Orminge Centrum, which in the long-term will house around
1,000 new residential units. The property currently consists of one building with a leasable area of
6,300 sqm that is currently being rented by Willy’s and other tenants.

Orminge is part of Boo in Nacka Municipality and is located roughly ten kilometers east of Slussen. The
municipality has been implementing a new planning program over a period of several years that will
facilitate the construction of new homes close to the center square as well as a transportation hub next to
the property that will be equipped to serve as a future subway station. The planning program is expected
to be adopted by the municipal council during the fall of 2015, after which the work on local planning will
begin.

Magnolia Bostad signed an option in 2014 to acquire the property through a corporate transaction and it
is now opting to exercise this option. The company intends to construct a building on the property that will
consist of around 400 rental units and have retail on the ground floor.
