Magnolia Bostad to build newresidential units in Arlöv and Lund

Magnolia Bostad has signed an agreement with Valdemar Estate for the acquisition of land in
Arlöv outside of Malmö. Magnolia Bostad is also entering into a partnership with Valdemar Skåne
to develop an area of land in downtown Lund. Valdemar Estate and Valdemar Skåne are a part of
the Danish group Absalon Pension. The projects are expected to result in around 200 new
residential units in Arlöv and 450 new residential units in Lund.

The land in Arlöv is located on Dalvägen and the local planning has been approved for residential units.
Magnolia Bostad intends to rework the local planning and develop the properties as rental apartments.

The local planning has not yet been approved for the properties in Lund. Magnolia Bostad and Valdemar
Skåne, which will own around 30 percent of the project, intend to start working on the local planning
immediately. The land, which is located in Stora Råby, is estimated to be able to house at least 450
apartments, of which Magnolia Bostad intends to develop its share (around 330 apartments) as rental
apartments and Valdemar Skåne intends to develop tenant-owned apartments. The construction start
date has not been determined yet.

Both projects are conditional upon receiving approval for the local plans.
