The Primary Care Centre in Houghton-le-Spring, for which Mott MacDonald was the building services engineer, has been rated as the first healthcare building to achieve BREEAM Outstanding. BRE Global assessed the ‘post construction’ stage and rated the centre with a score of 85.31%. The building is Mott MacDonald’s second BREEAM outstanding building services project, the other project is a £5.3m energy efficient rehoming centre for dogs in Shropshire.

The 50,000 sq ft care centre building’s energy solution is a combination of ground source heating and cooling, photovoltaics, natural ventilation with night cooling, solar thermal technology as well as innovative ventilation technology. The centre is projected to see a 33% reduction in CO2 emissions.

Gordon Hudson, Mott MacDonald’s project director commented: “A key aspect in the delivery of the BREEAM Outstanding award was the ability to carry out building energy modelling at the early design stage and incorporate the design solution into the projects architectural treatment and budget.”

“The use of life cycle analysis to inform the energy solution was important in achieving the BREEAM certification and allowed consideration of maintenance and replacement costs to be factored into the decision making process.”

New health facilities at the centre include GP practices, a minor injuries walk-in centre, planned care and diagnostics suite, minor surgery treatment centre and a 24-bed rehabilitation unit. Community facilities such as a café, education centre and community accommodation have also been provided.

Mott MacDonald also provided building design services for the heating, ventilation, and cooling of the new facilities at the rehoming centre for dogs in Shropshire. The role included designs for the lighting, power supplies and fire alarms.
