Panattoni celebrates its first year in Sweden – and gears up for new major logistics deals

Today Panattoni celebrates one year in Sweden. The world's largest developer of logistics properties got off to a flying start in the Swedish market and can look back on an intense year – and at the same time look ahead to new big deals.

"We have new projects in the pipeline with a total volume of around 430,000 square meters," says Managing Director Fredrik Jagersjö Rosell.

In a few brief points, Panattoni's first year in Sweden can be summarized like this:

• Brand new organization in place that has grown from three to eleven employees

• Establishment of head office in Gothenburg with several offices in strategic locations in the country

• Record-breaking land acquisition of SEK 3.1 billion from Kilenkrysset

• Construction start for 180,000 sqm of modern speculative warehouse space in Mälardalen

• Five granted building permits (1 house in Enköping, 2 houses in Strängnäs and Rosersberg)

• Construction contract of SEK 1.3 billion with YLAB

In Sweden, Panattoni is still quite unknown, not least in relation to our position as the world's largest logistics property developer. The business model is speculative, which means that we buy land and build without waiting for an intended tenant. In this way, we can add vacant modern facilities to the market at a fast pace.

"Building on speculation is not unique. However, the unique thing for us is that we build on very large scale. Now we are adding 180,000 square meters at one time to the market. No one has done that before. And we're not going to stop there," explains Fredrik Jagersjö Rosell.

Over the past year, Panattoni has focused on the golden triangle Stockholm-Gothenburg-Malmö, but we look at every interesting case regardless of where it is located. In the long term, Panattoni expects to generate a large number of jobs in many locations in Sweden.

"Our ambition is to build about ten houses every year on a total of about 250,000 square meters. Panattoni has come to Sweden because customers want to see us here. We notice that sellers of land like the idea that we build first and then the tenants come next. In addition, we create value for their possible additional land," says Fredrik Jagersjö Rosell.
