Serneke is creating the future of housing in Brunnshög
Today, the municipal board’s working committee in Lund Municipality issued a resolution for a land reservation for Serneke in the emerging district of Brunnshög. Together with the architectural firm Semrén & Månsson, Serneke is developing an innovative proposal for 50,000 square meters of housing and services space around Brunnshögstorget.
The new district of Brunnshög is being developed in the northeastern part of Lund, in the vicinity of the two research centers MAX IV and ESS. The innovative, inclusive and multi-faceted district will include residential housing, services premises and workplaces, in which eventually up to 40,000 people will live and work.

The proposal from Serneke encompasses two blocks with several buildings of various sizes around Brunnshögstorget. The neighborhood consists mainly of housing, which together with a varied range of services, creative venues and commercial premises create synergies for the area and the district as a whole. In order to create a foundation for businesses, and a living square, around 50,000 square meters of housing space will be distributed among three high-rise buildings, the tallest of which will be 35 stories high.
The aim is for Brunnshögstorget to be a leading example of sustainable urban development, with a major focus on innovation in architecture, housing forms and social life.
“By stacking a mix of housing and tenure forms together with social functions such as cultivation terraces, co-working areas and community venues, we encourage new forms of sharing economies between residents,” says Magnus Månsson, architect and group CEO of Semrén & Månsson.
Residents and the public will be invited to, in dialogue with the municipality, property owners and other stakeholders, study and develop the functions and synergies that will give life to the square.
“We know there is a lot of creative force among Lund residents, and now we want to create places to act and think in innovative ways together. What’s new is enabling a wide variety of meeting places usually not found in a residential building. This creates social capital as people get to know each other and do things together,” says Eva Dalman, project manager for Brunnshög at Lund Municipality.
The planned land reservation is the first step toward a land allocation, which entails that the land is reserved for Serneke. In the further process, detailed development plan work can begin in autumn 2018. Construction is expected to commence in 2020–2021, which means that, preliminarily, the buildings can be completed in the beginning of 2023.
