“A good estate agent will make the selling process much more simple and painless than a weaker one. The challenge is how to identify who the better ones are.

“We would recommend that vendors and buyers develop a screening process when choosing their agent,” Luke adds. “By evaluating a number of agencies, you will soon determine which fits your requirements best and you will hopefully experience a much more successful sale.”


Wooster & Stock suggests vendors ask the following questions:

  1. What is the agent’s prominence on web portals like Primelocation, Rightmove, Findaproperty, Zoopla etc.?
  2. How long has the agent been established?
  3. Exactly how knowledgeable are they of the local area?
  4. Do they have too many or too few properties on the market? (Too many may mean they are having trouble selling them.)
  5. How successful have they been when selling properties similar to yours?
  6. Which price bracket is the agent strongest in and does this match the value of your home?
  7. What is the average length of sale?
  8. What is their average number of viewings?
  9. Are you comfortable with the contract?
  10. What fees will they charge and how do they compare to its competitors?
  11. Are the fees negotiable?
  12. How will they advertise your property? Will they pay for floor plans, brochures, advertising and PR or do they expect you to pay?
  13. Feedback from friends or family? Overall, is it positive or negative?
  14. What is your instinctive reaction to the agent? Is it someone you can trust and work with?
