Landmark office-to-hotel conversion marks Slättö’s growth in Denmark

Slättö broadens its footprint in Denmark by acquiring a vacant and outdated office building on Halmtorvet square in central Copenhagen, to be transformed into a tech-enabled lifestyle hotel under a long-term lease with operator Bob W.

A brown-to-green conversion project targeting DGNB Gold certification and a significant improvement in energy performance, in the Nordics' strongest hotel market with record overnight stays and resilient revenues per room.

Slättö expands in the Danish market with the acquisition of a landmark property in central Copenhagen’s Vesterbro district. The asset, acquired from Commercial Real Estate Denmark, a consortium of Danish funds and institutional investors, will undergo a complete renovation and conversion from obsolete offices to a 169 room apart-hotel under a long-term lease with award-winning hospitality operator Bob W.

Originally built in 1961 and formerly used as a police headquarters, the property is ideally located on Halmtorvet Square, opposite the city’s iconic Meatpacking District (Kødbyen) and just minutes from Copenhagen Central Station and the M3 metro line. Construction is scheduled to begin in Q1 2026, with opening in Q4 2027.

This project represents a classic value-add and brown-to-green opportunity, combining architectural preservation with significant energy upgrades. The building’s energy performance will be significantly improved, with the ambition to achieve DGNB Gold environmental certification.

Copenhagen is the strongest-performing hotel market in the Nordics, driven by international travel, diversified demand, and limited new supply in the coming years. Overnight stays have surpassed 2019 levels for three consecutive years, and revenue per room has remained resilient despite an increase in availability. Interest from international investors is high.
