Slättö breaks ground on 40,800 sqm automated logistics facility for tenant Stadium in Norrköping, Sweden
Slättö, through its logistics and industrial platform Evolv, has commenced construction of a 40,800 square meter modern and automation-ready logistics facility in Norrköping, pre-let on a 17-year lease to Stadium, one of the Nordics’ leading sports retailers.
The project combines long-term income with substantial tenant investment in automation, a prime logistics location, and a building design that supports efficiency and flexibility. The asset is expected to be completed in Q3 2027.
The facility will serve as Stadium’s new distribution centre for its Swedish and Finnish retail store network and will be developed adjacent to Stadium’s existing warehouse. Under the lease agreement, Stadium will invest approximately SEK 300 million in a high-technology Exotec warehouse automation system. The building design allows flexible use across a wide range of logistics operations, with potential for future expansion at the site.
The project will be delivered under a fixed-price turnkey contract with YLAB, the Swedish construction company. YLAB has an established track record in logistics development and prior collaboration with Slättö, reducing execution risk during the construction phase.
The property is located in Herstadberg Logistics Park in Norrköping, one of Sweden’s key logistics markets, strategically positioned next to the E4 motorway and proximity to the Port of Norrköping.

The project targets BREEAM Excellent certification and an EPC A rating. The building will incorporate a 499 kW rooftop solar installation, expected to generate approximately 430,000 kWh annually, alongside geothermal heating solutions to reduce operational energy costs.
In addition to operational efficiency, the construction design addresses embodied carbon through the use of a steel frame with a high share of recycled steel and foundations and edge beams with climate-improved concrete, corresponding to green concrete level three, on a scale of one to four. Biodiversity measures, including initiatives to support protected salamander habitats, are integrated into the site development.
