Evolv, Slättö’s specialised logistics platform, establishes presence in Finland through the acquisition of the company’s first asset outside of Sweden. The property is strategically located in Finland’s leading e-commerce area and combines modern last mile logistics with showroom and retail premises.

Since the start in 2013, Slättö has successfully invested SEK +20bn in the Swedish real estate market. The acquisition announced today will leverage opportunities within Evolv and extend Slättö’s foothold to Finland. Slättö has started recruitment processes to build a Finnish team to support the continued expansion.

Tammisto is exceptionally well located along the main highways connecting the cities of the greater Helsinki region as well as the Helsinki-Vantaa international airport. The accessibility of the area combined with the diverse tenant mix has created a leading area for last mile logistics and warehouses in the Helsinki metropolitan area. With a projected population growth of 16 % until 2040, Helsinki metropolitan area is one of the most attractive locations in the Nordics.

The acquired property, Tammiston Kauppatie 11, is a hybrid combining logistics and warehousing with retail/showroom premises. This feature makes the property well suited for omni-channel business models. Today’s tenants include Warasto Finland, a full-service third-party logistics operator, as well as the strong retailers Stadium Outlet, Lager 157 and Hobby Hall. The property has a fully let NOI of over EUR 2m.

In addition to the total lettable area of close to 20,000 sqm, the property includes more than 4,000 sqm of unused building rights where Evolv is planning for the development of new last mile logistics premises. The business plan for the asset incorporates numerous green initiatives including energy optimisation and solar panels.

- This transaction marks an important milestone for Slättö and our continued strategy. We have a Nordic mandate in two of our active funds and we have identified a number of additional opportunities in Finland, both within logistics and residentials. We approach this opportunity with great enthusiasm and look forward to supporting the continued growth. I expect that we will have acquired assets to a value of SEK +2bn and that we have a local team of employees in Finland before year-end 2022, says Johan Karlsson, founder and CEO of Slättö.

Nordanö advised the seller in the transaction.
