Well, you’re in luck! Remodeling Magazine publishes an annual report titled “Cost vs Value Report” that can help point you in the right direction. And the right direction for 2011 seems to be outside.


1) Concentrate On The Exterior If You’re Selling A Home!

According to the report, if you’re thinking of selling a home, your focus should definitely be on curb appeal right now. But what does that mean, curb appeal? Is it simply a case of repainting the front door or maybe replacing a few windows? Once again, there’s help on that subject too.

2) I’m Selling A Home, What Should I Renovate?

Data differs according to location so, for example, if you’re living in Toronto, Canada, there are 2 areas you should concentrate on renovating:

*Garage door replacement*Go for a 4-section garage door, without insulation and on galvanized steel tracks. It should be made of a single layer of embossed steel with 2 coats of paint. A 10-year limited warranty is recommended. The average cost of this renovation works out to around $1,291 and you can expect to recover up to nearly 84% of that cost.

*Front door replacement*20-gauge steel with clear dual-pane half-glass panels are in vogue at the moment. In terms of locks, look at bored-lock in brass or an antique-brass finish. The average cost for this renovation is about $1,218 but you should get all of it back (around 102%).
