Are FBSO (For Sale By Owner)  Companies As Good As They Say?

Houses for Sale

TORONTO, ON.,  I just read a fantastic article about a couple who had a house for sale and sold it via a FSBO (for sale by owner) service. Congratulations!

For the rest of you, who might not have bought and sold 6 times in the past, it makes you ask the question: would you do your own heart surgery because you saw it on TV? Would you represent yourselves in a court of law when being sued over a bum contract? I’m thinking you will say no, and that’s exactly why it’s important to have a licensed professional help you when making the largest investment in your life: a new home.

A lot of FSBO companies are offering their services as an effective option and many consumers are buying into it. “Sure, selling my house for under 500 bucks sounds like a great idea,” says Andrew Brest, Vice President of Marketing for Sundaybell Inc., an innovative new company that allows consumers to negotiate with agents anonymously online. “But when I get to the details and realize I don’t have a clue what I’m doing, it’s not so attractive. I don’t exactly want to end up in a legal battle because my mock-agreement wasn’t up to par, and the other party seems to have interpreted things differently than I had intended.”

Lee Redwood, Sundaybell’s Vice President of Sales adds, “And why is it that a large portion of houses for sale by FSBO companies, which charge a small fee, end up being sold through agents anyway? The answer is simple: the vast majority of buyers still prefer to use an agent to help them through the buying process. Also, there are so few customers that are willing to do it alone, that even if you use a FSBO service, you will likely be approached by a representing agent that will only show your home to their buyer if there is a 2.5-3% commission in it for them.”

So, yes, although it is being advertised as selling a house for $500, which seems great on the surface, the reality is a commission is still being paid on the back end in a lot of these transactions. However, the FSBO companies don’t exactly advertise that in their message, do they? And as for the myth that because you are not paying agent fees, you can reduce your selling price for negotiation purposes, well the question is: how true is that and what is it really costing you in the long run?

If you are thinking of buying or selling, you should consider a service like www.sundaybell.com, which offers an anonymous online forum that can be used to engage the right agent, for the right price. If you have a house for sale, get top dollar for your property; negotiate fees you are comfortable with and get the job done right. If you are buying, ask your agent to see the FSBO properties; it won’t cost you anything and you may end up getting an even better deal because the property you’re interested in may be priced lower than average just to get buyers to come and see it.
