SLP buys additional logistics property in Helsingborg
SLP has today acquired and occupied a fully leased logistics property in Helsingborg. The property, Grusbädden 1, is located in Väla Södra, where SLP already owns several logistics properties. The lettable area amounts to approximately 10,200 sqm and the property has further expansion possibilities. The property has two tenants, Order Nordic and Ramudden, with an average lease term of 4.7 years. The annual rent, which is fully index-regulated, amounts to approximately SEK 8.5 million.
“This is a large property with expansion potential in an attractive area. We see good opportunities to install solar panels, environmentally certify the property and strengthen the operating income. The logistics location, Väla Södra, is a well-established area, at the junction between E4/E6 and E20, and I look forward to continuing to strengthen SLP’s position in Helsingborg,” says Peter Strand, CEO of SLP.
The property, built in 1980 and extended in 2020 and 2021 respectively, is acquired through a corporate transaction at an underlying property value of approximately SEK 108 million. The seller is Välaborgen AB. The transaction is financed with secured bank financing and own funds.
