Albihns first tenant in Svea Artilleri

International IP and law office Albihns will be the first tenant of Vasakronan’s Svea Artilleri project on Valhallavägen (formally housing the Swedish National Defense College).

The lease contract is for 2,250 m² of office space and occupancy is scheduled for March 2009. NAI Svefa served as consultant on behalf of the tenant in the process of selecting and procuring new premises.

Albihns office is currently located at the junction of Sturegatan and Linnégatan in Stockholm’s Östermalm district. Albihns’s project manager for the relocation, Head of Communications Eva Cohen, said the following about the new premises:
“We have been looking for more efficient premises for six months. Svea Artilleri feels like the perfect choice. The combination of an older façade and modern interior are highly attractive features and suit our company well – Albihns is a modern company with roots dating back to the 19th century. We are convinced that we will very much enjoy having our offices in Svea Artilleri.”

The Svea Artilleri project is being implemented in stages and includes the improvement and modernization of existing military buildings from the 1870s, the creation of a garage under the old barrack square and the possibility of constructing new buildings on parts of the square on top of the garage.

“It is highly gratifying that Albihns has chosen to move its office to Svea Artilleri. The premises will be fantastic – open, bright and spacious, with efficient use of floor space,” says Johan Einarsson, Vasakronan’s project lessor.
“The work on leasing the remaining parts of the project is now continuing, and discussions are being held with several interested parties for a variety of premises sizes from several hundred square meters to many thousands. But there is plenty of space for many more companies,” says Leif Garph, Executive Vice President and Senior Vice President Stockholm Region.

The Svea Artilleri project encompasses the conversion of a total of approximately 14,000 m2 of existing office space, a new garage facility containing about 230 parking spaces and the possibility of constructing two new buildings, each comprising 3,500 m² of space.
