Veidekke: Building sustainable offices in Ålesund

Veidekke has been commissioned by Ulsmo Eiendom to erect an office building that will receive the Nordic Swan Ecolabel at Holssletta in Ålesund, and Veidekke itself will be a tenant of the building. The contract is a design and build contract valued at NOK 193 million excluding VAT.

“Implementing future-oriented construction projects with clear environmental ambitions for customers who dare to think along new lines is something we greatly appreciate. This will be one of the first offices in the country with a low carbon concrete plus façade from our subsidiary Veidekke Prefab, which significantly reduces greenhouse gas emissions compared to using ordinary concrete. We appreciate the commission and are already looking forward to moving in when it is completed,” says district manager Stig Mork with Veidekke Bygg Møre og Romsdal.

 

The building will be around 6,000 m2 across four floors above ground and a basement with parking, and on the roof there will be a large terrace that will be accessible for all of the building’s tenants. Flexible wall solutions can accommodate both office sharing, cubicles, meeting spaces and social zones. A common canteen may be used for larger meetings and conferences. The traffic terminal at Moa is within walking distance, and it is a short distance to traffic hubs regardless of means of transport.

 

“A quarter of the energy demand for the new building at Holssletta will be covered by solar panels on the roof. In addition, the landmark building next to the E39 road will have energy label A, and become one of Norway’s two first-ever Nordic Ecolabelled office buildings. This means very strict requirements to quality, environmental impact and the construction process,” says Nils Peter Skeide, head of commercial buildings with Ulsmo Eiendom.

 

“Good meeting spaces with social zones is one of the things we discussed early on and emphasised in the planning work. We humans are created to meet, and that is often how knowledge sharing and new ideas come about. The idea with the design of the areas was precisely that competitors and partners should be able to meet in various informal ways,” says Chairman Ingerid Ulstein of Ulsmo Eiendom.

 

Construction starts in October, with completion scheduled for the summer of 2026. The contract is included in Veidekke's order backlog for Q3 2024. Read more about the project here
