Veidekke ASA: Veidekke and Kjeldsberg to sell new office building in Trondheim
Veidekke Eiendom AS and R. Kjeldsberg AS have concluded an agreement with Campus Sluppen AS to sell the Lysgården office building at Sluppen in Trondheim. The sales price is NOK 440 million. The result for Veidekke is NOK 40 million.
The office building has a floor area of approx. 12,000 m², and 82% of the office space is leased. The largest tenants are Veidekke, Sweco and DNV with long-term leases. Negotiations are under way for leasing the remaining space in the building. Construction of the property was completed in June 2019. Lysgården is certified in accordance with the BREEAM Excellent environmental standard.
Campus Sluppen AS is a project facilitated by Pareto Securities.
“We are very pleased at having completed yet another acquisition of a state-of-the-art office building at Sluppen,” says Eirik Østby of Pareto.
Lysgården has qualities that go far beyond an ordinary office building. The building employs technology that has been developed in partnership with Siemens, which will set a completely new standard for the office buildings of the future.
“This is a strategically important industry project for Veidekke that demonstrates how we use our combined expertise as contractor and property developer to offer extraordinary qualities on good market terms. This pays off in the form of the building being very attractive,” says Pål Aglen, CEO at Veidekke Eiendom.
The transaction will have a total pre-tax profit for Veidekke of NOK 40 million. The liquidity effect is approximately NOK 70 million. Settlement will take place in September. NOK 20 million will be recognized in the statement in the third quarter of 2019. Further results will come when the rest of office is leased.
