Veidekke Entreprenør AS, District Haugesund, is to build a new office building for Aibel on Garpeskjær/Risøy in the centre of Haugesund. The contract value is approx. NOK 85 million, excluding VAT.

The owner of the building is Garpeskjær Eiendom AS, where Caiano Eiendom AS and Karmsund Havnevesen IKS are equal partners. Veidekke is turnkey contractor for the building, which has been designed by Opus Arkitekter MPA of Haugesund.

The planned building will have a floor space of 5,550 square metres and a capacity of 306 workplaces. A detailed and demanding specification of requirements from Aibel ensures that the building will be the first low-energy commercial building in the district, with energy requirements of less than 125 kWh/m2 per year. Requirements have also been made towards needs-controlled and variable ventilation. Central heating using natural gas as a source of energy will take care of heating requirements. External sun shading will be handled by storm shutters.

A distribution of 30/70 percent between offices and landscape that may easily be altered is planned, as well as a canteen and kitchen for 120 simultaneous users. There will also be extensive access control, UPS and backup power/generator.

A requirement from the principal has been that it is possible to develop the site in several steps.

Demolition of the current building at the site (Iglo) starts in May and construction starts on 1 August, with a completion date of 1 January 2012.
