YIT TO IMPLEMENT THE HUHTASUO SCHOOL AND DAY CARE FACILITY PROJECT FOR THE CITY OF JYVÄSKYLÄ, FINLAND, USING LIFECYCLE MODEL

YIT and the City of Jyväskylä’s facility services unit have entered into an agreement to implement the Huhtasuo comprehensive school, special school and day care facility initiative as a lifecycle project. YIT will be responsible for the design, construction, maintenance and lifecycle services at the school and day care centre until 2033.

The value of the Huhtasuo project is approximately EUR 35 million, and the total value of the lifecycle project is approximately EUR 55 million. The property will be owned by a real estate company owned by the City of Jyväskylä. The Huhtasuo school and day care facility will be constructed in two phases during 2012–2015.

The Huhtasuo comprehensive school, special school and day care centre will feature facilities for approximately 1,000 children and adolescents. The schools and the day care facility will comprise an entity of three inter-linked buildings, whose premises can be adapted to facilitate diverse additional and evening use. Each service unit will have premises, entrances and yards of its own.  In addition, the comprehensive school will have a full-size sports hall with a floor area of 1200 m2 and seating capacity for 450 spectators. The floor area of the buildings totals approximately 16000 square metres.

”It is of paramount importance to the City of Jyväskylä to ensure healthy and safe conditions at day care and school facilities for children and adolescents. There are currently several large school and day care facility projects under construction in Jyväskylä to meet the needs of this growing city. The lifecycle model is one way of implementing public investments. With the lifecycle project, we aim for a cost-efficient service premises solution throughout the lifecycle.”

“We expect a lot from the lifecycle model and the associated cooperation and partnership with YIT. A lifecycle project also offers an interesting point of comparison for our traditional operating methods”, says Esko Eriksson, Real Estate Manager at the City of Jyväskylä’s facility services unit.

Lifecycle model offers security and operational reliability

By choosing the lifecycle model for the implementation of its largest construction project over the next few years, the City of Jyväskylä is investing in a safe environment for growing children and adolescents. The lifecycle model ensures the conditions, comfort, shape and availability of the Huhtasuo schools and day care facility at all times. The future users of the premises have taken part in the design, and the selected solutions emphasise durability and reliability.

Energy efficiency is a key starting point in the design. The premises will be connected to YIT’s real estate control room, providing 24-hour monitoring of conditions and energy consumption. Systematic maintenance and repairs will ensure that the premises remain functional and safe for all users. The City of Jyväskylä will not suffer from unexpected costs or repair debt, as YIT will be responsible for all of the construction- and maintenance-related risks of the lifecycle project for 20 years.

The City of Jyväskylä has chosen an advanced solution by deciding in favour of the lifecycle model. In the Huhtasuo lifecycle project, we will be able to offer YIT's competence throughout the lifecycle from design and construction to maintenance. We also want to promote the adoption of new and innovative energy solutions in Huhtasuo. At the same time, we are ensuring good conditions for children and adolescents in their school and day care,” says Mikko Räty, Regional Director at YIT.
