Record high supply of apartments in April - but prices are rising

The supply of apartments has continued increasing during the spring and recorded its highest level for a single month to date in April. A total of 32,233 apartments were offered on Hemnet this month, 40 percent more than in the corresponding month last year. However despite the record high supply, prices continue to rise.

Of the total apartment supply during April, 4,683 apartments were listed as upcoming. These are properties on Hemnet in the so-called pre-market. The supply of upcoming listings has increased significantly in recent years and this is one of the reasons for the record high supply in total. The main reason is the changed economic situation with higher mortgage rates and inflation, which has affected the market in the last two years. This has increased the uncertainty in the market, which has led to properties remaining unsold for longer than was previously the case. The median sales time in April was 26 days, 11 days longer than in April two years ago.

The supply of apartments is high  across the country, and 9 out of 21 counties saw a record high supply in April. The largest annual increase was seen in Kronoberg, where supply was up 73 percent year-on-year.

Despite the record high supply of apartments,  prices continue to rise. In April, the average price per square meter for apartments increased by 1.9 percent to its highest level since May 2022.


Erik Holmberg, market analyst Hemnet, comments:
“The high supply is not so much a risk factor for a renewed fall in property prices as the result of a long period in which the property market has slowed down. During the spring, we saw both rising prices and higher activity. This is mainly due to the fact that  we appear to have reached the peak of the policy rate and that the first policy rate cut is approaching. With the increased number of sales, supply will probably decrease again over the course of the year as the pace on the market picks up”.
