ICA Real Estate sells twelve store properties to Secore Fastigheter

ICA Real Estate is selling twelve store properties to Secore Fastigheter – a company jointly owned by Första AP-fonden and ICA Real Estate. The properties have combined area of approximately 38,400 square metres, with ICA and Apotek Hjärtat as the main tenants.

“The sale is in line with ICA Real Estate’s strategy to maintain influence over the marketplaces at the same time that capital is freed up for future investments,” says Lena Boberg, CEO of ICA Real Estate. “The transaction is also in line with Secore Fastigheter’s long-term strategy to own, develop and strengthen marketplaces in which ICA is the primary tenant.”

Possession of the properties will be transferred in June 2017. The underlying property value is SEK 1,047 million, and the properties have approximately 38,400 square metres of lettable area.

The capital gain for the property portfolio will amount to approximately to SEK 300 million. The capital gain for ICA Real Estate correspond to approximately SEK150 million net which will be recognised during the second quarter.

The twelve store properties are ICA Nära Norrfjärden, ICA Supermarket Alvesta, ICA Supermarket Hönö, ICA Supermarket Skanör, ICA Supermarket Älvsbyn, ICA Supermarket Örkelljunga, ICA Kvantum Gällivare, ICA Kvantum Kiruna, ICA Kvantum Klippan, ICA Kvantum Landskrona, Maxi ICA Stormarknad Hudiksvall and Maxi ICA Stormarknad Ljungby.
