K2A and Genova’s new neighbourhood project planned to start next quarter

The zoning plan for the Viby neighbourhood project in Upplands-Bro, where K2A Knaust & Andersson Fastigheter is partnering with Genova Property Group to develop a new neighbourhood with 850 homes and its own neighbourhood centre, has gained legal force. Construction is planned to commence in the fourth quarter of 2022.

“We are looking forward to being involved and developing Viby into a small-scale mixed-use neighbourhood. It is highly positive for both K2A and Upplands-Bro that this project can now be realised, and that work can begin in earnest,” says Johan Knaust, CEO, K2A.

The neighbourhood is centrally located in the urban area of Brunna in Upplands-Bro Municipality, directly adjacent to existing infrastructure and public transport. The plan comprises approximately 850 homes of various types and sizes, an elementary school, preschool and local services including retail. The total lettable area upon completion is estimated to be about 60,000 sqm. A Letter of Intent has been signed with the Raoul Wallenberg School to enter into a 20-year rental agreement for an elementary school for about 600 pupils, and a preschool for about 120 children.

A joint venture has been formed to develop the project, where Genova owns 70% and K2A 30%. The actual property, Viby 19:3, is approximately 11 hectares in size and lies north of the E18 highway at the entrance to Brunna.
