Once again, we’re demonstrating that K2A’s assets – homes in attractive locations with stringent environmental requirements and high standards – are also attractive in today’s transaction market. Through this sale, we’re freeing up additional liquidity and boosting our balance sheet.
Doing a climate risk inventory is a key part of future-proofing our buildings and being able to anticipate risks linked to extreme weather events such as torrential rain, rising sea levels and forest fires. As a green property company, we focus sharply on how we can help mitigate climate change, but we also need to prepare ourselves to tackle the changes and risks we still face.
This is a very attractive location with excellent proximity to transport and services. The district has been developed a lot in recent years, and we look forward to the opportunity to be involved in continuing that development in a socially and environmentally sustainable manner.
Membership of GRESB allows us to compare our sustainability performance with other real estate companies worldwide. Sustainability work is part of our DNA, which is why it’s gratifying that we ranked so highly, but I think we can take further steps next year by getting better at telling people about all the sustainability efforts we actually engage in.
The jury work was a enjoyable and rewarding, but challenging at the same time. There are many talented business leaders who place sustainability at the core of their leadership, so the competition has been tough, but I think we’ve found a very worthy winner.

We’re very proud of this project in which we’re minimising emissions in both the construction and operational phases. The fact that the student accommodation is already fully occupied despite it just being inaugurated also shows that there is great demand throughout Sweden for climate-smart, space-efficient and high quality student accommodation in attractive locations.
This is a great sign of strength. Student housing companies always experience a high tenant turnover between academic years, but the fact that we have built up our own student housing queue of over 60,000 people enables us to efficiently find new tenants when vacancies appear.
In the spring of 2023 K2A carried out two major property sales at book value. These transactions show that the types of assets K2A’s property portfolio consists of – newly constructed and environmentally certified rental housing of a high standard in prime locations – are attractive assets, even in a weaker transaction market. By reducing the loan amount, instead of seeking refinancing when this bond matures, we will improve our key figures going forward.
It’s extremely positive news for both K2A and the students. A new zoning plan will allow for more housing for Visby’s students, while improving conditions for K2A to provide better, more efficient property management. All we need now is for Region Gotland to set aside resources so that the new zoning plan can get off the ground.
Many see the need for more forums to discuss solutions to the major challenges facing the construction industry in terms of climate and sustainability, but also regarding what needs to be done to increase housing construction. Contributing to this feels like a natural part of celebrating ten years as a green real estate company.
K2A aims to offer student housing across Sweden. This will allow us to offer those in our housing queue the greatest possible flexibility on student housing in different locations. This agreement enables us to provide student housing in another important university city.
To reduce the shortage of student housing, Akademiska Hus is working hard to create more housing for students and researchers on campuses across Sweden. We’re pleased to be expanding our collaboration with K2A, a property manager that shares our high quality standards and ambitions in the area of sustainability.
It is a positive development that operating activities are going better than ever, with a sharp increase in rental income and net operating income. As previously reported, 2023 will be a year of consolidation for K2A, and during April we have completed two sales that will strengthen liquidity, the balance sheet, financial KPIs and cash flow.
This is K2A’s second major sale in a short time at attractive levels, which strengthens the image of K2A owning attractive, high-quality assets.
We are delighted to have acquired high quality housing in an excellent location in the centre of Växjö. Location, quality and environmental certification have been key factors for us in this transaction.
All the residential units sold are newly built, space-efficient and environmentally certified high-quality homes with reasonable rents in attractive locations in growth centres. The fact that the sales price is on a par with the book value of the properties shows that rental homes of a high standard in good locations in growing towns and cities are attractive assets, despite the transaction market having been affected by global turmoil.

Being able to find accommodation in the location where you’re offered a place to study is a prerequisite for starting a new study programme. It’s extremely important for Sweden as a knowledge nation that there is sufficient student accommodation available.
When you’re young, it’s very difficult to know in advance what or where you’ll be studying after upper-secondary school. You may also want to change institutions once you start studying at a university or college. We can see that there’s a very strong argument for a student housing company that has housing in all parts of the country.
When we release a report, we always get questions from many different quarters. This will be a way to communicate with more of those interested in K2A. The podcast format allows you to present more arguments and explain things in a different way. We know that many people would rather listen to a podcast than read a report from cover to cover.
K2A is characterised by a strong green profile with a long-term plan to build up a significant portfolio of attractive, high-quality residential properties in strong growth locations. This vision has not changed, but given the global turmoil and rising interest rates, financial stability is being prioritised over growth. K2A will not start new projects unless the conditions are right. Being focused on the long term requires controlled growth.
More and more people want to invest sustainably, and the different options need to be easier for the market to understand. Our new green equity framework makes it clear that we’re going further than others in terms of the demands we set for ourselves. Everyone who invests in K2A can feel confident they are contributing to the transition to a more sustainable society with lower carbon emissions.
K2A is the green real estate company and there should be no doubt that we deliver on sustainability. The updates to the finance framework ensure that our green definitions are more clearly in line with the EU taxonomy, and we are also setting stricter energy requirements and environmental certification standards.
It is gratifying that the City of Stockholm has decided to proceed with this project comprising climate-smart housing and a clear focus on social sustainability. For K2A, it will be another important project in our construction portfolio for the future. Stockholm is our most important market and the ability to already start planning for another Stockholm project that can commence in the latter half of the 2020s is very positive for our long-term growth.

The Student Housing Award is a fantastic prize to be nominated for because the jury looks at the whole picture – from student needs and well-being to environmental sustainability aspects. There is a great need for student apartments in Visby, where the university is growing year after year. K2A plans to construct 300 student apartments in Visby over the next few years, and the acquisition of the existing apartments provides us with the opportunity to create a much more efficient property management volume with better services for the students
We can see that this will benefit all parties involved. The students will be put on a national waiting list, which makes it possible for them to move around within the country if they change academic institutions during their studies. The sale frees up capital that will allow GotlandsHem to re-invest in maintenance and development of existing housing, or to use it to build more new housing on Gotland,
These are excellent figures. We are now seeing the results of our gradual build-up of solar energy production.
All emissions that can be cut will be cut – preferably to zero. Having as renewable an energy mix as possible is an important prerequisite for keeping emissions low, and it is difficult to find an energy solution that has a lower carbon footprint than producing electricity directly on the roofs of the buildings where it will be used.
I deeply regret that we need to make these redundancies. It is unfortunately an inevitable consequence of the postponement of the projects that were due to start at the manufacturing facilities.
Growth for 2022 and 2023 is secured through the projects that are already in production, which will be affected only to a limited extent by price increases, either because of fixed prices or a high percentage of completion. We anticipate slower growth in 2024 and 2025 now that we are postponing the start of some projects, but I still believe the financial growth targets will be achieved.
This is one of Stockholm’s most attractive new neighbourhoods. Slakthushallen and the preschool will add to a pleasant living environment for residents and efficient property management for K2A. The construction by a real estate company of community service properties that are subsequently leased by the City represents a new form of cooperation between the private and public sectors in Stockholm. We are very proud to be among the first companies to enter into such an agreement.
A new sports hall in Slakthusområdet will make a big difference for associations and sports clubs. In Stockholm, where there is shortage of sports halls, it is important that the City both builds its own facilities and joins forces with private investors. This is how we can reduce the construction backlog and offer Stockholmers as much sport as possible for their money.
We view Almedalen as a prime occasion for representatives of various parts of society to meet and discuss how we can jointly promote sustainable housing construction in Sweden.
There is substantial demand for new rental apartments in Stockholm and we look forward to continuing to develop Stockholm in a socially and environmentally sustainable way.
This is a welcome addition of apartments in Sätra and the project has the potential to create social value and promote security, which were important in this land allocation. It is particularly gratifying that the building will use timber, in a manner that is well suited to the surroundings.
