Kungsleden acquires two properties for SEK 263 m

Through Hemsö, a joint venture with AP3 (the Swedish Third Pension Insurance Fund), listed Swedish property company Kungsleden AB (publ) is acquiring two public properties in Lund, southern Sweden, for a total purchase price of SEK 263 m. The total rental value is approximately SEK 24,260,000.

The properties are located in Lund, and are three buildings with gross leasable area of about 20,000 sq.m. The largest building has leasable area of around 13,000 sq.m., and most of it is let to the University of Lund on a seven-year agreement. The second building has leasable area of some 3,750 sq.m., and is fully let to a Montessori school on a contract that expires in 2022. The third building has leasable area of approx. 3,250 m², and is let to the University of Lund on a nine-year agreement.

Completion is scheduled for 1 July 2010.

“These are public properties that, with their long agreements and stable returns, suit our portfolio well. In terms of usage, these premises are also fairly flexible,” commented Kungsleden’s Chief Executive Thomas Erséus.
