Kungsleden has signed four new lease agreements in B:26 in Västerås with a total lease value of SEK 28 million

Kungsleden AB (publ) has signed four new lease agreements in the development project B:26 in the Västerås City cluster. The leases cover 2,500 sq.m. at a total rental value of SEK 28 million with an average rent of approximately 2,500 SEK per sq.m. With the new agreements, the occupancy rate for B:26 exceeds 50 per cent and the project enters implementation phase. One of the major tenants is Aros Congress Center, which has signed a five-year lease for a coworking concept of 1,400 sq.m. with a total rental value of SEK 15 million.

The B:26 building (part of the Mimer 5 property) is a part of the Mimer district in Västerås City, close to the central station and the city center. B:26, which is the heart of the district, is undergoing major development and contains 4,700 sq.m. leaseable area. Here, a new office concept is created – a unique venue based on the idea of gathering companies and people with a common interest in creativity and business under one roof. B:26 will become a new destination where the people in Västerås can meet, work and interact.

Kungsleden will develop the B:26 concept together with Aros Congress Center AB, a conference and congress company in Västerås with extensive experience in creating venues in various forms.

The lease agreement with Aros Congress Center has a rental value of SEK 15 million and, together with previously signed office lease agreements – with Almi Företagspartner, Atea Sverige and Sigholm konsult – lease agreements at a total value of SEK 28 million has been signed in B:26.

The property will be certified under LEED Gold and all leases are green leases, meaning that they contain agreements regarding common measures to maintain or improve the
premises environmental performance, which is in line with the environmental profile of all parties. Access is expected to take place in spring 2019.

Access is estimated to begin the second quarter 2019.
