Active sustainability work in real estate asset management brings four stars in the GRESB assessment

The special common fund Mandatum AM Finland Properties II, managed by Mandatum, received four stars in the Global Real Estate Sustainability Benchmark (GRESB) assessment, up from three stars in the previous year.
The GRESB assessment reviewed Mandatum’s direct real estate investments as well as the special common fund Mandatum AM Finland Properties II managed by Mandatum AM AIFM*. In line with the previous years, Mandatum’s direct real estate investments earned four out of five stars. The rating of the special common fund Mandatum AM Finland Properties II rose to four stars from the previous three-star rating. As a testimony to good management and sustainability work, Mandatum’s direct real estate investments and the special common fund Finland Properties II both received the Green Star designation for their sustainability work again this year.
The GRESB assessment looks at the sustainability of real estate at the level of the whole portfolio. The assessment includes energy and water consumption, waste volumes, greenhouse gas emissions, risk management, stakeholder co-operation and, extensively, corporate responsibility reporting, principles and management. This was the fourth time that Mandatum took part in the assessment.
“The rise in the rating of the special common fund Finland Properties II is the result of active sustainability work in the areas of environmental impacts, tenant satisfaction and governance. Measures implemented in 2022 include four solar electricity projects, introduction of the Green Lease addendum in lease contracts, BREEAM certification of two sites and introduction of energy and water consumption monitoring systems,” says Emilia Riikonen, Mandatum’s Head of Real Estate Investments.
Mandatum has a total of more than a billion euros in real estate assets under management, including both open and closed strategies in the Finnish market as well as investments in funds managed by external partners elsewhere in Europe.
“Goal-oriented and active sustainability work is an integral part of our real estate investment strategy. Through active sustainability measures, we meet the increasingly stringent requirements of tenants, regulation, and investors. This year, we have also initiated several environmental certification projects in the properties we own,” Riikonen adds.

*Mandatum AM Finland Properties II special investment fund does not have a sustainable investment objective and it does not promote environmental or social characteristics as defined by the EU’s Sustainable Finance Disclosure Regulation (SFDR) since it is disclosing under Article 6. The fund is currently under ongoing process of determining promoted environmental or social characteristics, after which it is intended to start disclosing under Article 8.

GRESB (Global Real Estate Sustainability Benchmark) is an organisation created together with investors that promotes sustainability in real estate investing. The organisation has created systematic and commensurate global sustainability monitoring, based on standards set and monitored by the independent GRESB Foundation. Its members commit to take part in an annual survey to comprehensively and very accurately measure and report all real estate sustainability aspects.
