Näckebro exchanges properties with Kungsleden
Näckebro is selling the property Mercurius 15 in Karlstad to Kungsleden for SEK 75 M. The sale will provide a capital gain of SEK 9 M. At the same time, Näckebro is acquiring the leasehold to Stigbygeln 3 in Solna for SEK 35.5 M. Mercurius 15 is located at Östra Torggatan 9-11 in central Karlstad and comprises a total of 7,000 sq. m. The property was built in 1990 and contains office, retail and residential space. The SEK 75 M purchase price provides a capital gain of SEK 9 M. Stigbygeln 3 is located at Gårdsvägen 8 in Solna and is next door to a property already owned by Näckebro, Stigbygeln 5 at Gårdsvägen 10. The acquired property is empty at present pending renovation and rebuilding work for an estimated SEK 29 M. Following this renovation, the property will comprise 6,250 sq. m. of office, storage and garage space. A preliminary lease has been signed for approximately 2,500 sq. m.
