Record letting volume in the first quarter In the first quarter of 1998, Fastighetsbolaget Näckebro signed leases in Sweden with an annual value of more than SEK 35 M. This successful letting is mainly attributable to the company's new, more effective organisation for marketing and letting, as well as to a more favourable market with strong demand, primarily in Stockholm. The total let space amounts to 25,300 sq. m., which provides an average rent of approximately SEK 1,400/sq. m. A total of more than 60 new tenants have signed leases with Näckebro. The value of the new leases in Stockholm amounts to SEK 27.8 M. Tenants signing new leases include ASG Sweden which has signed a lease with Näckebro for premises in Position Värtan, Advokatfirman Hammarskiöld for Skeppsbron 42 and the County Labour Board for Tjärhovsgatan 21. In Gothenburg, Regus, Länsförsäkringar and Infra Control signed leases in Gullbergsvass for a total rental value of SEK 4.8 M. In Malmö, the total value of new letting is SEK 2.6 M. After the acquisition of Fabege in 1997, Näckebro now uses its own staff for marketing and commercial leases. This serves to strengthen the direct relationship between the company and its tenants. As previously, property management and maintenance are outsourced to specialist companies. "Our focus on letting has met a strong response in the first quarter. Therefore the goal of increasing the occupancy level of 90% by 1-2 percentage points per year could well be exceeded in 1998," comments Andreas Philipson, head of property management at Näckebro.
