NCC is divesting the Omega Company House office building in the Skejby area of Aarhus to PensionDanmark for approximately SEK 260 million. The agreement adds an additional office building in Skejby to PensionDanmark’s portfolio, which thereby owns three office buildings and one hotel in one of the most attractive areas of Aarhus.

Under the agreement, PensionDanmark will gain a total of approximately 9,000 newly built square meters in the form of a modern, sustainable and flexible office property in Skejby, in northern Aarhus, Denmark. Just over 60 percent of the property has already been let to Energi Danmark and a lease with another tenant is expected to be in place shortly.

“We are very pleased to add an additional Company House in Aarhus to our portfolio, particularly considering the synergies we achieve by being able to offer our tenants several attractive possibilities in the area. It is a sustainable property in a prime location in an attractive area with good infrastructure. We have a stable tenant in the building and another one in the pipeline, and we expect the investments to provide a high return for members for many years to come,” says Marius Møller, SVP Real Estate, PensionDanmark.

“Omega Company House is situated in a highly attractive area of Aarhus where NCC has conducted development and construction work for many years, and where PensionDanmark has acquired several of our properties. We are very pleased that tenants and buyers have chosen to invest in this area,” says Joachim Holmberg, Business Area Manager, NCC Property Development.

The project is expected to be certified according to DGNB Gold. This means that the property meets stringent requirements for environmental, economic and social sustainability, and will have low energy consumption and a healthy indoor climate.

Letting ratio is just over 60 percent. The transaction will take the form of a company divestment, based on a property value of approximately SEK 260 million, yielding a positive earnings effect in the NCC Property Development business area in the third quarter of 2021. The purchase consideration will take place September 1, 2021.
