NCC sells GreenBuilding office near Helsinki for SEK 170 million
NCC Property Development has sold the Pilke property, part of the Plaza Business Park area in Vanda, north of Helsinki, for about SEK 170 million. The purchaser is the German property investment company, Union Investment Real Estate GmbH. The sale will have a positive impact on earnings in the fourth quarter of 2010.
The Pilke property is part of the third stage of the Plaza Business Park and is scheduled for completion in February 2011. In total, the property consists of about 5,000 square meters of office space, of which 75 percent is already leased to such companies as Ramirent, Revenio Group, Relacom, Libella, Seco Tools, Farenta, Kanresta, First Link and Pretax. NCC is also responsible for leasing the remaining 25 percent. The property also includes 130 parking spaces.
The property will be certified under the BREEAM accreditation system and achieve the “very good” rating. It will also be GreenBuilding certified, which means that the energy consumption will be 25 percent less than the national Finnish norm.
The third stage of the Plaza Business Park consists of a total of five properties that in combination comprise 31,000 square meters, with 1,500 workplaces and 600 parking spaces. When the third stage is complete, the Plaza Business Park area will consist of 13 office buildings in total, and will thus be one of Europe’s largest Business Parks.
