NCC Property Development in Denmark has sold the Company Park Ørestad office building to API Property Fund Denmark P/S. The purchase consideration is approximately SEK 120 million (DKK 100 million). Following complete provisions for rental guarantees, the transaction will have no impact on NCC Property Development’s earnings.

Company Park Ørestad was constructed by NCC between 2001 and 2002 and is currently leased to the Masterfoods, Biogen, RAE Systems and BearingPoint companies. It is a bright and congenial office property with excellent light conditions and large amounts of open spaces. The building was constructed in accordance with the NCC Business Park concept, which entails that the tenants share a restaurant, meeting premises, a fitness center and other types of services. The four-story building has approximately 5,200 square meters of floor space and is located at Ørestad Boulevard 67-69 in Copenhagen. The purchaser gained access to the premises during the fourth quarter of 2004 and approximately SEK 95 million (nearly DKK 80 million) of the total purchase price was paid before the end of 2004.
