NCC sells office building in Finland

NCC has sold the third phase of Plaza Business Park, Loiste, in Finland for approximately SEK 209 million. The buyers are four pension and insurance companies in the OP-Pohjola Group, and transfer of ownership will take place immediately. The sale will have a positive impact on the earnings during the first quarter of 2013.

The project comprises totally 7,070 square meters of floor area, whereof 6,800 square meters of leasable office and service space as well as 181 parking spaces. Loiste office building was completed in December 2012, and the current leasing rate amounts to 93 percent. NCC is setting rental guarantees and is responsible for leasing the remaining vacant space for three years.

The Plaza Business Park consists of five modern office buildings, where leasable area amounts to 27,600 square meters. The first two phases of Plaza Business Park were completed and sold during 2011. The last two phases are now under development and is to be completed during 2013. Plaza Business Park offers some 1,500 workplaces.

Located in Vantaa, the business park has excellent communications, since the plot is adjoining Ring Road III and the Helsinki-Vantaa airport is within easy reach.

The target is to considerably minimize the environmental impact in Plaza Business Park. The Loiste office building is aiming to meet the requirements of the international BREEAM certification at rating Very Good. All five buildings in Plaza Business Park are aiming to meet the BREEAM rating Very Good and the first building is already certified.

The sale will be recognized in the profit of NCC Property Development business area.
