NCC sells properties for a gain of approximately SEK 100 million

NCC Property Development has sold properties in Finland and Sweden for a total sales consideration of about SEK 435 million. The sales will generate combined capital gains of approximately SEK 100 million, which will be reported during the fourth quarter of 2006.

In Finland, NCC has sold Plaza Allegro to SEB Immobilien-Investment GmbH, a real estate company owned by SEB Asset Management AG. The property is part of Plaza Business Park, in Vantaa outside Helsinki, and consists of 5,000 square meters of commercial floor space. A total of 95 percent of the property has been leased.

In Sweden, NCC has sold the Kaggen office project in Västra Hamnen, Malmö. The purchaser is Alecta Pensionsförsäkring Ömsesidigt. Kaggen has 8,100 square meters of floor space and NCC Southern Region is leasing 3,850 square meters of office space on three stories of the property. Occupancy is scheduled for December 1, 2007.

Additional sales that have been completed include the investment property Värjan 16 in Alingsås. The purchaser is Aftonstjernan Property Development.

The total sales consideration is approximately SEK 435 million and the sales will generate combined capital gains totaling about SEK 100 million, which will be reported during the fourth quarter of 2006. The gains have been computed following full provision for rental guarantees.
