NCC sells two Finnish retail park projects for SEK 176 million

NCC Property Development in Finland is selling a retail park project in Vanda and another in Lahti to EjendomsInvest, a Danish investment company. The sales price is approximately SEK 176 million (EUR 19.3 million) and NCC’s capital gain amounts to SEK 25.6 million (EUR 2.8 million). NCC’s gain will be reported in earnings for the fourth quarter of 2004 and payment will be made during the second quarter of 2006.

A retail park is under construction in Portparken in Vanda. Adjacent to this retail park, NCC will develop and construct the building that will accommodate the Kodin Ykkönen and Musta Pörssi retail chains, as of March 2006. The tenant will be Kesko, the owner of the two chains. Kodin Ykkönen is a furniture retailer and Musta Pörssi sells home electronics. Construction of this 10,000-square-meter project will commence during spring 2005 and will be completed during the first quarter of 2006. EjendomsInvest has also acquired a retail facility in the Ankkuri area of Lahti from NCC Property Development. The tenant will be the Spar Finland retail chain and the planned opening date is in April 2005. NCC Construction in Finland will construct both projects.
