NCC, in partnership with Hemfosa, will be constructing a new office property to bring together all of the social service operations in Västerås. The order for this partnering assignment is worth about SEK 250 million.

“Social services wants to consolidate its operations into one building, one point of contact, to create clarity and the best possible interface for all visitors. With NCC, we will gain a secure and transparent construction process and can create a welcoming, flexible, sustainable and cost-efficient building for important social operations,” says Maria Liderås, Regional Manager for Hemfosa Fastigheter AB.

The social services building, which will bring together all City of Västerås social services employees under one roof, is being constructed in a central location near Central Station. The contract concerns the new construction of the Sigurd 6 office property. The building will be approximately 7,800 square meters and will contain largely modern, flexible office spaces.

The main entrance will provide a welcoming impression, and the ground floor will be an open plan with a front desk for visitor reception. There will also be space for commercial premises – retail, shops or a café – that will promote an open, secure environment that faces the street. A garage is also being built below ground level with approximately 60 spaces, including carpool spaces and charging stations.

The social services building will be decorated in solid, sustainable and natural materials such as wood, brick and plaster. The building will also be environmentally certified by the Sweden Green Building Council, Silver level, with a good climate shell and a low level of energy consumption.

“NCC has extensive experience of building modern office buildings. By forming a joint organization in partnership with our client, we create common goals and help each other complete the assignment in the best possible manner. This way, we ensure that secure, welcoming and accessible environments are created for both employees and visitors,” says Henrik Landelius, Business Area Manager of NCC Building Sweden.

The groundwork will begin after year-end, and completion of the building is expected in the fourth quarter of 2021.

The collaboration is in the form of a partnering arrangement, in which the parties carry out the assignment with the best interests of the project in focus. In the initial phase, the parties jointly produced documents and target prices for the project. A construction contract has now been signed.

The SEK 250 million transaction will be registered during the fourth quarter of 2019 in the NCC Building Sweden business area.
